Market Commentary
The average sales price for single-family, re-sale homes rose 1.2% year-over-year.
The median sales price for single-family, re-sale homes was up 2.3% year-over-year.
Sales of single-family, re-sale homes in San Diego County were down 3.5% year-over-year. There were 1,312 homes sold last month. The average since January 2001 is 1,990.
There are 1,981 homes for sale. There are 1,110 homes pending.
Days on Market, or how long it took from when a home was listed for sale to when it went into escrow, was thirty-three last month. The average since January 2001 is fifty-seven days.
Days of inventory rose from 37 to 45. The average is 112.
Days of Inventory reflects an estimate of the amount of time it would take to sell all the current listings if no new listings became available. It is calculated by taking the number of homes for sale and dividing by the number of homes sold in a given time frame. We use last month’s sold number.
The SP/LP ratio was 99.5% last month
The median sales price for re-sale condos was up 0.9%, year-over-year.
The average sales price for condos was up 1.7%, year-over-year.
Condo sales were down 10.8% compared to last May. There were 652 condos sold last month.
There are 1,381 condos for sale. There are 544 condos pending.
The sales price to list price ratio for condos was 99.2%.
